YUP  consumer confidence  fake news and rates 1% higher than the all time low have caused sales to slow down.but baby making machine goes on.. still need homes for peeps to live in

@Erin MargaretI have had troubles with an Alaska credit union being very slow, when trying to borrow money for personal Items, sno machines, cars etc. 

Not a HUGE cash flow machine soooooo what are everyone's thoughts???

I'm not sure why it'd be a liability for them to use their own machines.

Doing a walk thru of the property, I saw how the owners weren't utilizing the space properly.The basement is unfinished and just have so much wasted space.I plan on putting two sets of coin operated washing machine and dryers and also carving out 4 storage closets that I will charge for ($25-$50)/month and I was thinking of putting a small gym down there..and charge a monthly fee of $10 a month.

I used to not I still say no smoking in my leases but they do it anyway LBVS don’t try to enforce it it’ll drive you crazy like it did me you add it to the rent it’s hard for you to enforce it and if you take their security deposit unless there is a mountain of cigs you can’t take a smell to court just get an ozone machine and let it run when they vacate it will kill just about any smell.

I got an electrician to inspect and got a quote for ~2k to replace the fuse box. and another ~2.7k to convert to a 3 meter socket service - my seller and agent tell me that the 3 meter socket is not needed if the laundry machines are correctly wired to their respective meters even if they're in the basement. 

Know another investor, client, friend who needs a washing machine repaired? 

That assumes that you don't have a time machine to go back to a STR market that was an IQ test.

But, they also became a fee machine.
