It all sounds well and good, it just seems against all the best parts of my judgement to tie something up under contract without having a list of buyers and preferably knowing their buy criteria.I'm a phone call away from getting my LLC set up for when I find a deal, I just need my buyers and I'll feel secure enough to start rocking and rolling.

Although I didn't meet enough personnel in either location to form a fully accurate judgement, my instinct is I would relate better to the KW team, they just felt more modern (I am in my mid 20's).

The last thing I'd do is put down an EMD to get something under contract before I visited a property that's so poorly managed (not to be overly judge mental) that there are no lease agreements.

Them you could move forward with an eviction and filing a judgement against the tenant, hopefully this will stop them in heir next attempt at the next unsuspecting landlord.

Just be careful, and make sound judgement. 

@Wenhao Leu You will not be able to get a conventional mortgage loan with an outstanding Judgement on your credit report.

I used my best judgement, heeded some advice from friends but the biggest hurdle was getting past the fear of "what if".  

Definitely feel it out at the free workshop and make a personal judgement call.

If you do forego the deposit, the best protection you have is proper screening and ensuring you get all accurate tenant info and everything documented in case you need to file a judgement. 

I can have my realtor look at it on the day of the auction, as I will be in Raleigh NC.The title is clouded with 8 judgements from 4 creditors in 2011, and a homestead in 2016.
