If you buy after the sale, I'm guessing too you have a little difficulty signing contracts for people to sell you something they don't own anymore, unless you're ok with that, and they're ok with selling a fraudulent contract.   

Owning that home, with a tenant in it, IMPROVED your DTI.Note that it would be mortgage fraud to have a fraudulent lease and fake security deposit. 

If you don't, it's almost akin to gambling - your potential risks spiral out of control.I've always treated turnkey acquisition as just another source of deals.

I tried to get out and was denied.So, at this point, holdfolio is behaving like several other fraudulent investments that I’ve had the misfortune to be part of.

I fully admit that in retrospect - it was a huge gamble.

It's only in that scenario that I would break even....so I'd need an even larger crash to have timed the market, so it's a gamble where I'm feeling a bird in the hand is better.  

They may have some references or contacts that they know so that you don't have to gamble on a bad contrator.
