Because when I started out, I had no idea this was even possible.

That would mean the extra 5k would technically come out of my pocket, right? 

I know which one I would take out of those two choices.  

The seller is already in first position and in a perfect world I'm not refinancing out of those terms, and I'm not giving up equity to a money partner. 

This project turned out really well and this home will be around another 50+ years What made you interested in investing in this type of deal?

My wife of 20 yrs is currently pregnant with our first child and I want to get us out of debt and build our savings.

Risky part with pulling the equity out to use on a BRRR is what if the BRRR goes over budget, doesn't appraise, etc.
