Quartz countertops are worth the upgrade from granite.

Also put on a new counter top as the old one looked like this:The black spots are where the laminate was scratched off and there were stains and other scratches on it. 

Less headache, lower rent, happier long term tenants:))) It is better to invest in more reliable attractive factors like countertop, backsplash, tile, vanity.

Your finish out is a little higher-end than ours (e.g. granite countertops...) as well. 

Counter tops in the kitchen are typically laminate though we recently found a source for counter tops made of recycled glass and wood/paper which we are testing in a unit {with our student units we have begun incorporating more sustainable finish materials and have found it to be well received}.Finishes aside, all of our student properties come with complementary Internet (Fibre-Op) and non coin-op laundry.

The home was newer (2006) but needed paint, carpet, countertops as well as a new roof and HVAC.

The have a 2k+ countertop. 3.5k min AC. 3.5k+ windows, no labor. 1k cabinets. 1k doors, no labor. 1.5k appliances. 1.5k tile and thinset if no leveler, no labor. 1k dumpster. 

Bought on 10/27/2017 for $461k, in escrow on 12/1/2017 with a list price of $585k.Rehab looks like it was basic cosmetic remodel, including:paint (ext/int), some exterior facade, windows, roof, cabinets and countertops, appliances, fixtures, recessed lighting, flooring, trim, electrical outlets/switches/covers, HVAC, doors, landscaping, etc.Their finishes look pretty standard and formula-based - basic fixtures, windows, laminate flooring in main living areas and carpet in bedrooms, about 12 +/- recessed lights (kitchen, family room and bathrooms only), single center ceiling light fixtures in the bedrooms, standard appliances, nicely finished standard cabinets with nice Quartz counters.It's what I would consider well updated with generally standard to some above standard quality.

Had to do a ton of work remodeling the place (paint, some new flooring, carpet in bedrooms, kitchen countertops, added dishwasher, over range microwave and open shelving instead of upper cabinets).
