However, for most start-up investors, its much more feasible and easier to gather investors in a smaller area, preferably your local area and than launch outwards from there.

The goal being to have one SFR and nine 4 units maximizing your loan allotment.Sell anything less than 4 units, buy three 4 units, then cash out those to launch you into the 5th+ property.

Put in the effort, build relationships, prove your value, and improve your odds of finding someone to help launch you on your path.

With a tight knit community that you describe, it is entirely possible that you’ll “win” it legally but the community will make it feel like you “lost” once you launch your STR.

Are the good men and women at FHA going to launch an investigation as to why the buyer didn't move in?

If possible, try to re-frame the grind of work as not taking you away from your family but rather building the financial platform from which to launch a more independent future.Best of luck,John

There is great growth going on here with all of the defense contracting, Space Force base and all of the rocket launches happening a few times a week (space x, ect).
