I think if you're unsure about the tenant I'd ask for a slightly higher deposit, and also maybe suggest to them signing a short 3 month "trial lease"..

I'm considering signing up on Landlord.com for a trial membership.

I recently used Docusign (free trial) for a lease renew- they have one tenant moving out and a new one moving in, and the new one is not in town.
