Hi Folks,  My partner and I are bidding on GA parks and we're finding some parks with 20+ empty pads.  

Like many people I tend to write off a lot of my income so the DTI ratio isn't as padded as some others. 

I would have to update pads and elect. hook-ups to code as well.  

Good rental grade carpet, pad, and installation is like under a $1,000 dollars.

Fish tanks, computer equipment, lighting, heating pads, portable air conditioner, electric blankets, power tools, just on and on. 

In our homes with wood floors we describe normal wear and rear in our info sheet and leave a starter pack of felt pads and slides on the counter.

Do the pads/areas where you plan to move them to all have sufficient concrete/gravel/piers for anchoring/etc?

If you don’t and crank up the stupid and use tape, you will likely peel paint & paper and then you’re paying for mudding, sanding, primer and paint, you pick.”There are two things in my welcome kit that I tell my staff are not optional: picture hanging kit; felt pads for chair legs.

I hate to see it happen, but they're lambs to the slaughter believing you can have a business that deals with people and expect them to just give you money without ever requiring your time, and trusting people to be willing to do all the work for you for 10% or less of the monthly rent, and never be tempted to pad that in some other way.It's just not logical. 

The same reason why I pay someone to cut my grass and change my brake pads.
