I'm an agent in Binghamton, and I have a few buyers now who live in NYC.

New England has good school district and the property value is higher, I'm considering use the license to work as  part time buyers agent to make commission on the side.  

@Jay Hinrichs But you CAN hire a really talented photographer and market properties to out-of-state buyers than "never need to visit the property" because of in-house management 🤣

It would also be simple to produce a buyers list coming from our sales department.

The risks are that the renovations may not be to code and that the next buyer may want the permits.

Wholesalers can be valuable assets to a flipping business, but generally if they are offering you a deal it's been picked over by their regular buyer list already.
