I think if a realtor is working with a new investor, the wiifm comes into play heavily or vice versa, a veteran investor is working with a realtor who is new to working with investors and hates the amount of work they have to put in.I've been on both sides and I think I wrote some things on this before, but this goes both ways.

For instance, as the gross rental rates per door climbs higher and the value of the property is higher, you can certainly obtain real cash flow with a 1.5% rule and vice versa, when the rental rates are super low and property value super low, you may need to do better than the 2% rule.

We simply completed and filed a Warranty Deed and in both cases, with two different counties, we had to explain that the transfer was to a "wholly owned" entity and, therefore, free from transfer tax.I'll try and program my brain to ask our attorney the next time we see him why he suggested the Warranty vice the Quit Claim Deed.
