These are also generally buyers (too live in it) and not renters.  10 years ago, prior to most of the tech arriving, I'll speculate the average household income in the area was under $75k. 

Are you open to speculating in a rapidly growing market, despite the associated risks?

Without knowing you, my advice would be to pass Speculating is when one do not see the trend.

The rest of it, the upside speculation projecting into the future, is only that.

I wasn't focused on purchasing a property where I was speculating appreciation I wanted something with atleast steady appreciation but more importantly positive net cash flow per month.  

Do your due diligence and make sure the numbers work out, but it seems like a good area for long-term growth to me, but it's all speculation.  

If your rental is cash-flowing, maybe throw some of it their way as a thank you for them helping you start off in a great place, financially :)That is great that you work for a company that offers you promotion and relocation opportunities, but just like guessing what the market will be in 6-12 months, it's all just speculation until it happens. 

They're planning on building a second bridge to Detroit and have plans to build a mega hospital in the city.Southern Ontario as a whole is very hot, but most places you won't see cash flow and it's more of a speculation game, which is very risky for investors.

In regards to "why people assume wholesalers are bad",  this is just speculation, but I think that way too many people are lured into thinking that anyone can start up a wholesaling business.

I focus on VALUE-ADD strategies, not on buying properties simply for cashflow nor I speculate and hope for appreciation.
