Another option to consider: Be the squeaky wheel - get vocal with the current board, review the full financials to understand the issues, run for the board on the next election cycle, once on the board, press the management company on service issues or find a new manager.On the plus side, it sounds like your getting new siding which should help the overall appearance of the community and long-term values.

This image comes from the book "The Visual Handbook of Building and Remodeling, Third Edition" by Charlie Wing (available on amazon and other places I'm sure) (The Taunton Press, 2009, Newton CT) It's a great book which I'm sure can answer your question regarding more research.

Hint: (more professional style of dressing).Something as simple as a solid color golf shirt with your company logo and a pair of well pressed tan pants might go along way--because first impressions count.Nothing wrong with what you have on in the picture, (for a backyard BBQ or etc...), but it is possible if you're trying to do money business, a little more professionalism might help.Then again maybe not, because you still have to find and get to know people you can partner with.Good Luck!
