Essentially they look at the loan as a new credit and you may just want to entertain getting a new loan.

If a house has issues, the seller is likely to entertain any offer.  

Don't get me wrong I will entertain any area in Tacoma if the price is right. 

Does proximity to shopping and entertainment not matter in your market either, or is that at least somewhat important?

The only reason I entertained it was the possible upside.

what has worked for me is reaching out to all ads that are for rent and asking them if they would entertain selling "before another tenant comes in and destroyed the unit".

Even if it did/does it would probably deal with clientele I don't want to entertain.  

ie: a neighborhood where residents can walk to shops, supermarkets, restaurants, entertainment etc. without driving.Can you provide the street name and cross streets ?
