There is a lack of land to develop new homes which create scarcity. 

You don't wan to be out there spinning your wheels for no reason.As an investor, and investor's agent myself, I've found my biggest value add is being able to develop a fairly accurate scope of work for the investor when walking a property before having contractors out. 

Not only that but you are far less likely to face community protests, hard zoning regulations, and ridiculous fees and taxes that make developing affordable housing in many cities too expensive.  

Luckily, my amazing wife is completely on board with this and we've put a plan together to save as much as possible in the upcoming months to hopefully be able to close on our first investment property by the fall (if not sooner).While we are saving I would love to start connecting with people to develop my team, and I'm hoping you guys can help.

If you are looking at the Bronx as a long term strategy keep an eye on the area on the Grand Concourse from 138-161 the closer to the trains the better, there isn't a ton of inventory there but that general area should see quite a bit of development and REI interest in the coming years.

But in San Francisco we developers like 1 bedrooms and studios as they can demand a higher $/SF in rental income.

Best way to raise capital is private money but you need to develop a relationship first and show them deals that you partnered with your parents with.I wish I had started at your age.

It is a must that you develop this ability, not fear conflict, and not fear upsetting/disappointing/whatever your tenants.
