For starters you need to talk to a local knowledgeable realtor to get an accurate ARV for that particular house, especially given the busy street (i.e. may be lower because families with young children won't want it).

If your end game is cash flow, then the amount of cash - assuming you paid for the rehabs out of pocket - may be a non-starter for you.The easiest thing to do is use the BP Rental Calculator, which will let you put in all the relevant information and give you just about every metric you'll ever need.

The acquisition prices are high, but it's a great area to own rentals in, I think, if they're either solid properties in lower-cost neighborhoods or starter units in nice areas for the endless flood of 22-year-olds coming in with rent paid (and leases cosigned) by their parents.Good luck!

Prioritize what's important)- surround yourself with more successful people (I've found buddies who are crushing it in the sales game and really helped me to stay motivated) - tell your friends to keep you honest (one of my buddy snapchats me to make more cold calls during the day)- read a ton (Sell or Be Sold by Grant Cardone and Never Eat Alone by Keith Ferrazzi are good starters)That's a lot to take in but start small.
