I wanted to comment in relation to Jim Pipers comment.I feel that the strategy of asking for a reduced commission is a mistake.If you are going to be a long time investor buying a lot of properties in a specific area then it's not a good idea.If you are buying a one off property and nothing ever again then the ramifications might not matter as much.In residential a lot of the agents are desperate and investors feel they can walk all over them and treat them like dirt as a dime a dozen.

I don't need a portfolio of 50 units to produce serious monthly income.It doesn't happen over night, but it does happen ... and to those that say it is all speculation, please consider that I've been doing this through one of the worse RE downturns in recent history and have never lost a dime on any one investment ... never even had negative equity or cash-flow, except for odd months where the water heater goes out or the roof gets replaced.
