I'm not fully confident on the tenant laws in DuPage Co, but Cook Co and Chicago are very strict on how landlords handle deposits, making it very easy to accidentally open yourself up to lawsuits.

It didn't end well, for me at least. 

Here’s an analogy, if you go to an upscale restaurant that was recommended by a friend because they had wonderful porterhouse steak and say, I’ve got $100 to spend and I want meat for dinner, with a starch and a veggie, and I’m thirsty, so add some fluid, thinking the chef will take care of you.

@Andre JerniganI shouldn’t have said FHA, I should have said a conforming 30 year Freddie Mac loan, but I talked to @Tim Swierczek today and he said he could give me at least 20 reasons why A commercial loan is a better product. 

You pay all the utilities; you need a full unit of furniture and decor; you need plates, utensils, pots and pans, glasses and cups, coffee maker, toaster and basic cooking supplies; you need linens and towels, soaps and shampoo and conditioner and blow dryers and basic bathroom supplies; you need laundry soap and supplies; and you have the cost of cleaning on the turn (usually charged to the guest but you still have to manage it).
