Then I may work on paying off the mortgages or look into an umbrella loan from a credit union, and continue to buy more rentals.I will say that the $820/month feels pretty good, the account I deposit it into each month has grown from $0 to about $9,000 in just 11months. not to mention the $25,000 in equity.

The protection for a landlord comes from the liability on their own landlord policy and an umbrella policy if they choose to have one.

If 1 nail is good, 4 screws is better. 2) Always look at the potential for any work you do to fail and make it so that it won't.  3) Have an umbrella policy for stuff like this.  4) Be skeptical of anything a tenant tells you. 5) Always video record what is going on in cases like this.
