Sweat equity.

I remember sitting in the waiting room listening to the others talk about how many times they'd had to take the test and my palms started sweating.  

I have no issues putting the sweat equity through self managerThose who plan to live off the cash flow "now" would probably say to put more in so your cash flow is greater! 

You never know how your heirs will turn out and it is your blood, sweat and tears after all.

You might consider becoming a partner and acting as the money combined with someone else's experience and sweat equity.  

Or a partner who will bring some portion of the financing or possibly even all of the financing while you provide the sweat equity.

We did have several very long weekends of sweat equity in it also. 

We purchased around 75% of ARV and plan to put some sweat equity into the house to can pull some cash back on the refinance (we won't get 100% back but plan to have only 11-14% cash invested when all said and done) . 

Through a lot of sweat equity and about $1M invested, we have turned it into a nice C+/B- property because we want to keep the property available for the working class so we never have to compete with new development in Downtown Denver.  

It made business sense at the time for me because I was attempting to start off with SWEAT Equity.
