Not sure how to use a bridge for a flip.

Correct - this data includes closed loans under residential DSCR, rehab/bridge and 5+ unit multifamily programs.

I definitely want to see what I can swing with current conditions, a pre-approval and the timeline we have, but instead of looking at renting being a negative, I need to shift and think of it as a bridge to better things. 

When they do so, I always ask the scumbags what they are going to do with a big screen t.v. living under a bridge!

Well…..notably already here: Walmart Foundation and a soon to be medical school sponsored by them, Crystal Bridges, renowned art museum, Arkansas Childrens Hospital (magnet hospital) alongside all the innovation and creativity from the collateral businesses that operate alongside the huge businesses like Hunt, WM, and Tyson.

Most lenders that are doing rehab-bridge loans are going to largely base the deal off of that.
