Unless you've tapped into the lucrative insurance or corporate rentals, you're mostly competing for travel medical professionals and digital nomads.

However the IUL will have much more volatility and some years you can have a 0% gain while other years you can have double digits gains.

More real estate would likely always win that argument over stocks and many other investments with its double digit returns.

I personally will be surprised, with the already announced rate increases, if the national RE appreciation is in double digits.  

As time moves forward, rents grow on average at a double digit appreciation rate, rapidly stepping up COC.
