@ Michael swan - I get it that you are enthusiastic about your new strategy, and that is a good thing...we should all be....That said, I do feel your 50 vs 160 comparison is biased to the point that it can be misleading... you left out a coupe of very important considerations for the comparison to be fair and complete, things such as passive vs active, future appreciation, and depreciation, to name a few...And 2 years of smooth ride is NOTHING in RE... if you go thru a full cycle of up AND DOWN, and your strategy still works, then it is true success story...

@Richard Moreno you got that right man... even the cops said if she pulled a gun and threatened us she would he arrested on criminal charges, but not necessarily kicked out of the apartment.
