I have had a good ride investing in SFH over the past 8 years with 3x appreciation in bay area . however i will be capped in investing if I don't go for commercial properties .

She’s already willing to be “creative” so I’d ride that horse off into the sunset.  

I sell on terms with say 10% down and carry for 5 years at what ever rate pick one 6%.. so then I take that note and I hypothecate it to my bank at 50% of note value so I pull 110k out of it.. the payments on the 225k over riding note more than pay my payments to the bank.. 

Is your wife self-employed in some fashion? 

Because of this book, I simply cannot buy a "yield play" property and ride out the 5-7% return.

Call me old fashioned...How did you find this deal and how did you negotiate it?

So, if you're not getting basic real estate info from this agent in a timely fashion, it may be time to reset expectations...or move on.

I'm incline to keep this thing and let it ride, but wanted to know what some of you would do in our situation.
