He told me the developer never funded anything to start the hoa like he was supposed to so they were playing catch up.Yet another reason why I'm hoping my offer of 2k or 3k will be enticing enough to just let them stay out til the end of this lease.

I have concerns that I will be tying my hands a bit if I eventually want to sell / develop the two lots together or if I want to hold for a bit and draw lines of credit against the lots.Thanks,Juan Monge

I'm trying to add up the costs of development.  

On the development side, the current price per square foot isn't worth it, those I know currently in development had contracts with their contractors before the rates began to climb higher and higher.

List those properties after the rehabber/developer completes the job.That's what I plan on doing because I love working with investors and I also want to learn how to rehab myself.

@Jay Helms, right now, i'm thinking  about house hacking, BRRRR, and land development.

Regardless of which structure you choose, be sure to have a good understanding of the prohibited transaction rules and choose a provider who can help you develop that understanding.

Everything doesn’t seem to come close to cash flowing and seems to be more sold for speculation .. future development .Interesting to hear about your direct mail experience , what areas were you targeting on the outskirts of SoCal ?

I feel there is anyone in the Massachusetts area looking for a partnership I’d love to meet up sometime to see if we could develope a successful partnership.Also, if there is a local meet up that may lend itself to networking with rehabbers please inform me as I have not yet been to a meet up and not sure if that is allowed at all meet ups?
