As for the actual number from the seller on a big property, if you know they own just a couple buildings, then the pricing will be similar and often times cheaper.

What are a few pointers you would give a brand new investor who wants to utilize PML? 

I need a lot more info to give an informed opinion but…How much do they need monthly, what do they currently net from the rentals and what would they owe in taxes if they sold are a couple key ones.
