I don't ever remember looking for a house and filtering it by heating type, so it probably will not affect your buyer traffic either way.If all the other homes in the area have the same gas boiler heating system then I would leave it alone.

In short, an as is clause means you are accepting the property in the condition as it is in, the seller is making no representations with respect to the condition of the property, and the burden regarding mistake or defect is on the buyer.
