Sorry to spam your thread lol, but as far as whether to explain the contract or let them just read it...I never trust someone to quickly give me their version of what's in a contract I'm going to sign.

I think maintaining open lines of communication with the tenant and family will help the situation tremendously.You're taking a gamble, but it's one I would probably take too.
