They may also recommend constructing the roof with longer eaves/overhang on the face with prevailing {summer} sun to shade the windows during mid-day {this will reduce your cooling load} and have recommendations on where to plant trees or place screens.Your architect may have already done this in the design ... s/he would also be a good person to recommend a resource to address your fenestration needs.

Then the paint which is probably less than $150 but I'll bet you're closer to $500 when you're finished.Without seeing the house I know there'll be other things, once the kitchen looks nice you'll realize that the walls would look a lot nicer if re-textured, in my experience if the kitchen needs cabinets the electrical is definitely out of date and the baths need freshening.

Very likely, a 30-40k budget can get you alot.My last 2 rehabs were under $27kOn one I got:roof, furnace, water heater, kitchen, appliances, granite counters, bathroom, paint inside and out, knock down texture, new tile, new carpet, new doors throughout, some landscaping, new windows.
