@Eduardo Beltran for what it's worth, I'm using PropStream and it allows you to set filters and you can see the loan info.I agree with @Don Konipol, the only sellers I've encountered who will entertain the idea of a sub-to are those seriously behind on their mortgage, or those who have no equity to pay a broker for a conventional sale.

If you do not have the deal secured you are going to learn very fast that most investors are not honest and will try to go straight to your seller.Once you find the buyer, they see the property and agree they want to buy it.

Agree with @Jonathan Greene - I see the agents in my office who negotiate their commission; they know on some level that they don't bring that much value and are willing to give up some of their money.
