The population is a nice size at around 90,000, and there is a lot of really good entertainment, and of course, lots of beautiful outdoor recreation and good air quality overall.

Here are the various problems: others have mentioned the ability to control the temperature and access the electrical panel 24/7 (those items just make sense).

An exterminator can kill the centipede that's in the house at the time of the spraying, but it won't deter outdoor centipedes and it doesn't kill new trespassers on contact.When tenants take care of the place (clean & neat) then there won't be "a ton of centipedes."

(My policy is $765 a year for my 3BR)COA Fee: $209/moPOA Fee: ($1,500/yr) = $125/moGolf Fee: ($700/yr) = $58/moUtilities: $166(About $2000/yr for water/sewer/electric, there is no gas in Branson because of the lakes)Cleaning Fee: $333 (Assuming 40 bookings a year at $100/clean for 2br is $4000 )Internet: $60Misc: $125 (270 a month is a bit high, I think realistically half that is achievable with about $1500/yr, The majority of the condo maintenance is being taken care of through the COA fees)Total Expenses: $2658/moTotal Revenue: Pointe Royale has some of the strongest occupancy in Branson with 55-70% occupancy because of the amenities that are open year-round like the indoor pool, plus outdoor pools,  clubhouse, fishing, golf course, etc.

Now, I can do a lot of things with the space, however, as it is dry, has a loading dock, is at least temperature controlled (might be climate controlled as the building has been used for document storage for a decade), and has a dry fire suppression system installed and working.
