I was door knocking and found a 2100 sq ft 4 bedroom home that will sell for around $550k but is not listed.

I've marketed to my cash buyers, posted on Facebook, door knocked neighbors to see if they knew anybody interested, Cold Called local businesses (property is sitting on a lot next to an empty lot that is commercially zoned) and even sent emails to a few local Realtors/Brokerages for them to see if they have any clients that would be interested. 

I also plan on doing the basic lead generating by door knocking & cold calls.

It creates a lot more work for us if we have to send late notices, send certified letters, make phone calls and knock on doors because a tenant is ignoring us.

I got knocked on my butt, no so much from symptoms, but could only walk about 30 feet and I was breathing hard to get air. 

Our newer tenant recently complained that they have been smelling weed in the basement and have been having people knock on their doors by mistake instead of the other side.

Then for sure just door knocking.

She loves to care for the yard  as a hobby so we knocked $50 off the original rent of $1250.

I replaced kitchen counter tops, backsplash, repainted, cleaned up yard, upgraded appliances.Professionals replaced all the floor and knocked down a wall.
