As an example, the property tax structures between California and Colorado are very different, and so would influence the operating expense numbers for the same exact apartments in those different respective markets. 

Everything I have seen about demographic preferences indicate people want to be close to a neighborhood center, I don't see the zoning or population in the mall area coming around to attract a quality tenant base that allow differentiation between new construction over the older stock in the area.Heading south you have stronger influence from Joint Base Lewis McChord and a lot of upgrades going on in local neighborhoods including University Place and Lakewood.

If I have to sell any of my earlier bought properties to enter into a 1031 to "Go Big" (As Grant Cardone said, a huge influence), I will do that as well.

As it relates to Texas I think property tax's have an influence as well.. those are fixed costs that are 1 to 3X higher than other markets for similar priced properties.. 

If I might share, personally I think the shortage of inventory for those of us who work seller direct will be best overcome by continuing to grow our connections, network, and online social influence and not just trying to go it alone.

I would suggest you focus on your sphere of influence or pick an area your really familiar with and door knock. 

If you are dealing with a local bank they may be influenced by the inspection report as well.
