The question is how do you spring a large percentage increase on your tenants without them leaving?

I heavily attract a lot of agents to EXP so I tend to stay on top of what's happening amongst other brokerages if you are looking at the numbers around EXP for flipping homes depending on how many flips you do per year it may look more attractive at other brokerages short term (depends on the amount of flips, price point, etc). 

I bought the townhome that I live in and renovated and increased its value and added a whole bathroom.

With rent control, AB1482, the cash flow increase is limited.  

Those would be allowed in LA and Playa and increase your rental earnings over a LTR. 

Do you feel the additional drivers of the Northern Lights in areas like Fairbanks would help increase winter occupancy better than places like Anchorage?

Other than increasing our 401k contributions to lower our income below 150k, is there anything else we can do?

I'm increasingly UNHAPPY with their approach and lack of ability to get things done.
