I will be going the sub-to method, and won't be house hacking, as I have no pressing need to move somewhere.Also, a lot of the properties I have been looking at are in cities including Florence, Coolidge, Casa Grande, San Tan Valley, etc. 65% of those properties are primarily in Coolidge & Casa Grande, and have been sitting on the market for over 100 days.

Lots of other options if you go south of the city but sounds like you are trying to keep things close to work and home right now.Looking at that criteria you will probably be hard pressed to find many multis that aren't in total disrepair for much under a half million.

So before you buy a restaurant, you need to know enough about running a restaurant to be able to go over te figures and know if they are realistic and to recognize what is being left out of the expenses column.Restaurants are deeply affected by new restaurants in the area, changes in roads, bad management, bad press, and just plain fickle public.Restaurants in my area are having a very hard time with the very steep increases in the prices of their main ingredients.
