So many people are afraid to take the leap, is there any advice you could give me in regards to any other pipelines to fulfill such projects? 

Rent here is pricey and it creates a ton of life long renters because they can’t afford to save for a down payment....so there is no shortage of tenants.

Especially when dealing with your infrastructure of lead generation, lead capture and lead fulfillment.

Business is all lead generation lead capture and lead fulfillment. 

I know some people have already said 250 is small - but if that is all you need to fulfill your goals then good to go.
