When you get the list of expenses from the agent before you make an offer is it pro forma numbers or all verified income and expenses from things like bank statements, tax returns, utility bills, maintenance records, vendor agreements and stuff like that?

Sorry for any mix up Amy, but I'm still not sure why you need a proposal in a formal sense if it's your uncle......however, an uncle is not immediate family under SEC or other regulatory exemptions, but....Are you asking about an investment prospectus for investors or a loan proposal...You may need to look at pro forma statements, they financial statements that are based on projections into the future to estimate business performance.:)

Def find a good attorney, hook up with an agent form a relationship they may be willing to share their form.

My suggestion to you is to form a relationship with a knowledgable attorney now so that as issues come up and your wealth grows, you can pick up the phone for some guidance.

The more like-minded investors you meet, the better your chances are of meeting a mentor or a business partner that you can form a mutually beneficial relationship with.
