You know how many calls a month I get for funding's where someone locked up a nice deal put up their last dime on EM then goes looking for money only to run out of time and calls me as a last resort.. ???

You are wasting time dealing with nickels and dimes when you should be concentrating on the dollars.  

If you bought a STR and literally never made a single dime on a monthly basis, the fact is, it might still be the best investment of your lifetime. 

Don't nickel and dime for small insignificant credits.

I'm not worried about nickels and dimes, but I just want to make sure it's "in the ballpark."

Some of the bigger property managers in nearby communities have made a bad name of themselves by nickel & diming $30 from a bunch of people. 

Had only one tenant paying me rent since march, and another tenant who didn't pay me a single dime knowing i couldn't evict.

There is a monthly fee but it's worth every dime. 

My opinion is that you will likely have a difficult time convincing a private money investor to put a dime based purely on speculation.
