And another great thing about this loan is it is not reported on your personal credit so, it does not affect your DTI.

As for the down payment, I would make sure you always have some cash on the side lines for liquidity as lenders will want to see cash amounts outside of credit lines.

I'm also looking to also report it to credit bureaus so that it's on their rental history.

Are they credit-worthy?

I've seen that they have a bit of a presence here on the BiggerPockets forums, including some informational videos that they put up (Yellow Ladder Tip of the Day). 

To sum up the risks to the seller; the seller remains liable on a note which is secured by real estate they no longer own; the property sale has violated the due on sale clause of the mortgage or deed of trust and the note can be accelerated by the lender; the seller’s credit capacity is impaired because he has debt with no offsetting property equity.
