Like many people I tend to write off a lot of my income so the DTI ratio isn't as padded as some others. 

Divide your $40,000 purchase price by the income after taxes = it should pay for itself in about 4.5 years, bar any major work needing to be done.You'd have to pad that for maintenance and vacancies, so at least 5 years before it pays for itself, realistically.  

How many people will live there - Every added person in your house equals an extra person that can brake things.  

Those are just the properties I personally know of that were managed by a PM, and both were ripped off by the PM padding expenses, performing ridiculous maintenance that could have been completely avoided with  just a couple questions, as @Steve Vaughn mentioned.I am sure there are good property managers out there.

A company made me a market analyses, and between the loan for the new ADU and what I could rent it for, I would barely brake even.
