At that point I don’t think it would take long to accumulate a large portfolio.  

@Justin Reyes I recently was on the same exact boat as you, good paying w2 job and been with the company 3 years, and accumulated 30k in my 401k.

Takes less than a day accumulative to underwrite.

I understand I am going to incur closing costs each time but I am willing to take that up front to accumulate multiple properties.1- Should I utilize the FHA first time homebuyers loan or the VA for the first property and how long do I legally have to wait to refinance either loan?

Never say never, but I'd really like to keep accumulating, rather than sell to "trade up," or otherwise..

These add some extra cost but is well worth it if there is the possibility of water accumulation at the edge of a foundation. 

We had started accumulating rentals, which have good cash flow and good equity.

I found one investor who focused doing smaller projects and said he has so many credits accumulated he hasn't had to pay income tax in over 10 years.

One thing to keep in mind is that delinquent taxes have significant penalties attached, so if you believe you will end up with the deed, it's generally best to pay them now rather than later to avoid additional accumulation of penalties.
