A house across the street is listed for 189,000 its a 3 bed but larger square footage.

-MattMatt,If all of the properties you have selected are actually comparable, same square footage, similar floor plan, age, neighborhood, style, etc, etc, then what benefit is there in pricing yourself in the middle of the market?

Square footage of the 4BR house was not much more than a 3BR (extra 100 sq ft or so).

This way, I can look at the square footage of the house and the price per square foot and quickly determine if it is a property worth looking into.

Very few homes have this kind of square footage in the area, but very few buyers need 5 or 6 bedrooms as well.Thanks for any insight, and yes, I would definitely consider inquiries if anyone is interested.

Can I compare square footage cost to higher floors?  

I highly doubt that this equals a third of the total square footage of the rental, let alone two-thirds and as such, would not qualify for the businesses to pay two-thirds of the rent...

I would take a average of all the houses that sold within the last 6-12 months, that have 20% of the sq footage and same bedroom and bathroom count.

Now if you were to handle the work yourself whatever monies calculated from the square footage you convert to native drought tolerant plants will be awarded to you personally. 

I always buy property based on location then square footage.
