Slocomb Reed Many already mentioned but private investors want rates that are double digits and many states have usury laws that prohibit rates above a certain limit.

Just a few minutes ago I uploaded our lease renewal to avail.co and added the digital signatures to be sent to all parties.I did play with their template and the sections you can add or modify. 

Even in an extremely un-landlord friendly place like Los Angeles, I am getting double-digit CoC on properties I purchased around that time...and yes, they're all in great condition and are properties that I'm proud to rent out...places that I would feel comfortable having my parents live in.

Love the idea of being completely hands off but still getting tax benefits and double digit returns (depending on investment and length of capital hold).And, no, I am not a GP on any funds. 

A couple of things to consider, the first code that is generated for each guest is long, 16 digits, however, guests can change it to a 3-6 digit one, and also once you create a code, there is no way to cancel it remotely, you have to be near the lock to cancel the code is you need to. 

I have however heard that the market here is strong for STR so I've been poking around.There's a realtor on here @George Mevawala that just posted about that as his focus and providing investors double digit COC returns.

This has only been a part-time gig anyways as I’ve always had full and part-time jobs in addition to the real estate.There comes a time when you’re working your numbers - maybe doing a PFS for the bank, maybe just checking what you can liquidate for, and all of a sudden it’s 7 digits.  

Not giving legal advice, but my understanding of the Uniform Electronic Transactions Act is that digital copies of a signed contract carry the same weight as the original copy.

As far as returns go, realistically I am targeting to net in the high single digits and if I can touch double digits then I will be happy.

The thing I am reading online is that this won't necessarily hold up in court as there is a difference between a digital signature, an e-signature and then I guess there are legal version of those.
