Many prices of land that are cheap (especially in California) are cheap because they won’t pass a perc test for septic system, or they have endangered species restrictions and require expensive mitigation fees, you want to check for protected trees and plants, wetland restrictions, and you will want to do a geotechnical report to be sure you can get a foundation on there.

Enter properties to do maintenance inspections twice a year.Walk the grounds at our 8-plex once a week and clean the coin-op laundry room there once a month and water plantings as needed.Field tenant calls when we are away.Schedule contractors for tenant needs and, as our representative, be present when contractors are working in a tenant's unit.Field prospective renter calls when we are advertising a vacancy.Assist with apartment turnover (clean out, painting, errands, showing, etc.).Give another perspective on planning upgrades or remodels of our properties.Do errands and help with paperwork as needed.
