Even if they are offering OF and you put it in your LLC, when its time to refi out your lender wont do the loan in your LLC so you might as well just finance it now if you are able.

If it destroys your life financially if the worst was too happen, the deal is too big and you need to scale back.Once your comfortable with doing deals, those items won't even be a concern anymore.

Thanks ,Alan i am so confused. you say "i dont want to make an offer before seeing the property", then you said "i dont want to waste time seeing the property then making an offer if they wont entertain the offer".but in any case...first, your being lazy, so let's get that out there. how long does it take to make a paper offer?
