I would go over it with my painter- some gigs they appreciated not having to protect the floors, then return visit after floors and trim was in to just do the missing trim.  

My brother is salaried with me and saves me a lot of money on cabinet installation, trim, doors, and misc plumbing and electrical, vanity install, etc.

What originally was supposed to be a $125k loan kept getting trimmed back, had multiple interest rate increases and finally turned into something in the 43k range which like yours is small enough that it wouldn't achieve our goals for getting the loan in the first place.

I have also painted the house top to bottom, including painting the trim white, which was that orange pine 90s look before. 

Apartment done :)The sleeves are not cheap they are $175 + labor and misc material ($50.00 worth - spray foam insulation, some backer rod, new trim on interior)The AC Wall another few hundred  - total about $500.00 - but they have NEW AC and the building look way better, versus the crappy steel old sleeves that are beaten to crap.

I recently painted just the trim on the front porch of our duplex for whatever 1 qt of paint cost, and it made a huge difference.If you can figure out tile, that's a good one.

The exterior was light green with dark green trim and the interior smelled like old food.

But a few years later we bought a 2008 F250, 8' bed, XL poverty trim, white work truck.
