The part of the contract that worries me is that the mortgage contingency was checked, and does not appear to have language allowing a unilateral change - "this agreement will not be altered, changed, amended, or modified except in writing executed by both parties".That said, the contract also states that the seller "will have all heating and all utilities (including fuel(s)) on for all inspections/appraisals".
