The mil rate is higher than other towns around, however there is still a lot of opportunity for great investments with cap rates above 10%. 

Many of my investors are from out-of-town, and they find me simply because I happen to be in Colorado Springs.

Unfortunately, the area I'm looking at lacks much on the market because ideally I would prefer to take an existing building and overhaul the inside, hence exploring the option to build now.As I look at the existing commercial properties for sale, I see that there are designations on the property type.

Have you confirmed insurance and taxes with an agent and the town?

Even if you ultimately by with Memphis Invest a second local expert who will not try to sell you would be a good route to go in your exploring phase.  

I do not have quite enough cash to make a full 20% down payment, but am exploring borrowing 10% and putting up 10% of my own to avoid PMI.

What part of town do you have four plexes in?
