Imagining it’s going to be a neglected rental with some bean counting company doesn’t make you feel the house you lived in for however many years and took care of will be left in good hands...It’s one thing if someone takes out the garden and plants a tree but if you installed and maintained fixture after fixture, kept that place nice and tidy, the last thing you want is to imagine a bunch of random people running around and letting things around you rot to ****.

They have been 95% full these last two yearsI've done upgrades such as a new shower in one unit, new deck on another, painted a deck on a another unit, new flooring in two units, planted flowers out front for curb appeal.

Have you thought about labeling individual bins for each resident and give then a rebate on rent to keep up garbage, plant a few big plants they get $15 discount a month and they add value to where they live.Save Money Clean Up Win Win for Everybody

I wouldn't bother putting in a lawn or do expensive landscaping because tenants cannot be relied on to water the grass or even trees and plants.

I have allowed some requests like I want to plant a garden or I need storage shelves but the sooner they start asking for changes to the structure the more likely they are high maintenence.You could also opt for a pm.

It is like having a bunch of strangers having the power to interfere with your investment.And then there are the board members who decide it's their mission in life to harass owners/tenants about every weird thing, like potted plants on the balcony or whatever.I only bought the one condo, intending to keep it forever and rent it out.
