Alot of these people are tired mosttly frustrated, and have nothing to lose...That one old guy who sits in his recliner seat all day watching Jerry Springer has nothing to do all day, and hes the one that will take you tot he cleaners...Its along the same line as predatory sales tactics.My advice would be to stay away from forclosures completely, unless you have some who is qualified (like a lawyer, or forclosure specialist ect...) to break the ice for you, then bring you in as a wholesaler...But even thats scary...There is tons of different type oof leads to market too...

A "nicer" unit might command a slight increase in rent, but not a 33% increase from $525 up to $700.What you should hope for in providing a cleaner and nicer unit in such a neighborhood is a smaller increase in rent, but more importantly you should be able to choose a better quality tenant.

In San Antonio we're seeing closer to $10k-$25k over list in some cases.If the property is cleaner, newer, and anywhere in that 35 Corridor buyers really want it so competition is stiff.

Michael, if you pay a contractor, whether a painting company, landscape, carpet cleaner, ugly chic that cleans houses, whatever, you need to 1099 them if you pay them over $600 so you will need them to complete a W-9 and keep on file.
