We're also on a market high off of recent lows in 2011/2012, so it will be harder to find deals at a discounted rate so be cautious...

I would be cautious with Georgetown right now as Toyota, the city's biggest employer, just announced they are moving 1000 jobs to Texas.

I honestly can't tell if I'm being a wuss or just appropriately cautious....

But be cautious as the wrong area is not what you're looking to invest in it sounds like. 

Naturally you want to be cautious when hiring PMs though as well. 

Be very cautious if you decide to try to pursue this.

I have seen average home prices drop slightly in the past couple months, but population growth isn't following suit.I will be overly cautious with my first deal (and most likely deals to follow), so won't be biting off more than I can chew.
